Privacy Policy

AnyBodyHome (the "Platform") respects and is committed to protecting your personal data. This Privacy Policy explains how the Platform collects, uses, retains, discloses and safeguards personal data, and has been prepared in accordance with Law No. 8/2005 of the Macao Special Administrative Region (the Personal Data Protection Act). By using the Platform, you confirm that you have read and understood this Policy.
1. Data collected by the Platform
The Platform collects two categories of data:
(a) Data you provide directly. This includes, without limitation, the name or form of address, contact telephone number, email address, property particulars and photographs you submit through enquiry forms, listing applications or member registration; and the identifying data supplied to the Platform by a third-party authentication service (Google, Facebook or SMS verification) when you complete identity verification.
(b) Data collected automatically. This includes records of your activity while browsing the Platform, such as the search criteria used (for example property type, district, number of bedrooms, number of bathrooms, price and area ranges), the property categories and pages viewed, the time of viewing, and the technical data necessary to maintain your signed-in state and to distinguish browsing sessions. Such records are identified by a random reference and contain no name, telephone number, email address or other data that directly identifies an individual.
When a signed-in member chooses to view a property-request publisher's contact phone number, the Platform records the viewer's member account, IP address and viewing time to protect the publisher, investigate misuse and maintain platform security.
2. Purposes of collection and use
The Platform collects and uses personal data solely for the following purposes:
(a) to follow up and respond to your enquiries, listing applications or other requests; (b) to create and administer member accounts, verify the identity of members and prevent any one person from registering multiple accounts; (c) to provide members with the platform functions and information services corresponding to their membership tier; (d) to maintain the proper operation and information security of the Platform and to prevent misuse; (e) to carry out market statistics, research and trend analysis; and (f) to comply with applicable laws, regulations or the requirements of competent authorities.
Data use and commercial analysis: in order to improve the services of the Platform, conduct market research, analyse trends in the real estate market and develop new products, the Platform may carry out statistical work, analysis and research on the data it collects. Statistical and market-analysis material produced after appropriate de-identification, anonymisation or aggregation may be used for commercial research, industry analysis, product development and related cooperation with partners.
Where permitted and applicable under the law, the Platform may also provide such de-identified or aggregated material to third-party service providers, research institutions, commercial partners or other collaborating parties in order to fulfil the purposes described above. Personally identifiable data is in all cases handled in accordance with the applicable personal data protection legislation and with Section 3 of this Policy.
3. Disclosure and provision of data
The Platform does not sell, rent or otherwise provide personally identifiable data to third parties.
Apart from the above, the Platform discloses personal data only where: (a) you have given express consent; (b) it is necessary, in order to follow up an enquiry you have initiated, to pass the data to the relevant lister or licensed real estate agent; or (c) it is required in order to comply with the law, a court order or a lawful request from a competent authority.
4. Retention period
The Platform retains personal data only for as long as is necessary to achieve the purposes set out above. Data relating to enquiries and listings is retained for a reasonable period after the matter has been dealt with, for reference purposes. Member data is retained for the duration of the account; once an account is deleted, personally identifiable data is deleted with it. De-identified statistical records, which do not relate to an identified person, may continue to be retained for long-term trend analysis.
5. Data security
The Platform operates on infrastructure provided by cloud service providers of international standing and applies layered measures to protect personal data:
(a) all connections use industry-standard encrypted transmission protocols; (b) the database and file storage are hosted on internationally certified cloud services, with data encrypted in transit and at rest; (c) member identity verification is handled by an authentication service provided by a major international technology company, and the password of your third-party account never passes through the Platform; (d) the sign-in password you set is stored using a one-way encryption algorithm, and the Platform is unable to recover or view the original password; and (e) administrative access is restricted to authorised personnel, with limits on failed sign-in attempts and temporary account locking.
The Platform keeps these measures under review and updates them so as to provide the highest level of protection reasonably practicable for your data. Any transmission or storage over the internet nevertheless carries inherent risk. If you have any question about data security, or suspect any irregularity in your account, please notify the Platform immediately through the "Contact Us" page and the matter will be dealt with as a priority.
6. Your rights
Under the Personal Data Protection Act, you have the right to access, correct and update your personal data and, where the statutory conditions are met, to request its deletion or to object to processing for particular purposes. You may also withdraw a consent previously given at any time, although withdrawal does not affect processing already carried out before the withdrawal. To exercise these rights, please contact the Platform through the channels provided; the Platform will respond within a reasonable period.
7. Minors
The services of the Platform are not directed at minors. The Platform does not knowingly collect the personal data of minors. Should any such case come to light, the Platform will take steps to delete the data concerned.
8. Amendments to this Policy
The Platform may amend this Policy in response to legal requirements or changes to its services. An amended version takes effect once published on the Platform, and the date shown at the top of this page governs.
